The "Regenbogen" daycare center is a daycare center in the Rosenthal district of Pein, Pechschwarte 58. The building from the 1970s has no basement and is covered with a flat roof, in parts with a shed roof, both in timber construction. The building currently houses a regular group, a mixed crèche/regular group and a small group. Corresponding additional functions and ancillary services, such as a kitchen, WC facilities, checkrooms and a play corridor are available. The management and staff areas are combined.

The project task is defined as follows:
The KiTa is to be expanded with a new extension to include a regular group, a crèche group, an integration group and a movement room, all plus the necessary ancillary rooms in accordance with the room program. The existing building is to be retained and is to be renovated in an additional construction phase as part of the project. Sustainability aspects such as CO2-optimized construction, a sustainable energy supply and economical life cycle costs are of particular importance to the city of Peine. An architectural language and materiality appropriate to the location should also be sought. Based on a feasibility study, the current maximum total project costs of around ? 5.6 million and a total completion date of 2028\/29 are planned for the project. Optimization is desirable.

The feasibility study envisages the following construction phases:

1st construction phase
The new wing of the building is to be erected using a sustainable, largely prefabricated construction method in order to keep the construction time on site as short as possible. Restrictions caused by the construction work are to be kept to a minimum so that the daycare center (with modified open spaces) can remain in operation. Once work on the new extension has been completed, it is planned that all uses from the old building, which are located to the east of the existing main entrance, will move into the new building and operations can continue uninterrupted.

2nd construction phase
Refurbishment of the old part of the building to the east of the main entrance. In addition to a fundamental refurbishment, small conversions and space optimizations are to be implemented in accordance with the feasibility study. Once the work on this part of the old building has been completed, all uses will move from the former western part of the old building to the recently renovated eastern wing.

3rd construction phase
Refurbishment of the old part of the building to the west of the main entrance. In addition to a fundamental refurbishment, small conversions and space optimizations are to be implemented in accordance with the feasibility study.

This construction sequence is merely exemplary and will be optimized in the course of further planning.

The subject of the contract is the planning services for
- Project planning for buildings and interiors (lot 1) including a holistic fire protection concept in accordance with AHO,
- Specialist planning of the structural design (lot 2),
- Specialist planning of the technical equipment - heating\/ventilation\/sanitary (HLS) including the entire drainage planning (lot 3)
- Specialist planning of the technical equipment - electrical engineering (ELT) (lot 4),
- Project planning for outdoor facilities (lot 5).

The planning services will be divided into 5 lots. Applications are permitted for only one lot as well as for several\/all lots.
