Property marking Ginsheim, corridor 9, flst. 414/3: approx. 10 200 m2Area to be worked approx. 7 500 m2New construction/renovation of the Gustav Brunner School:NF requirements a total of approx. 3 000 m2DescriptionThe district committee of the district of Groß-Gerau intends to expand the Gustav Brunner School in Ginsheim-Gustavsburg by new construction(s) and renovation. The task is to develop a concept that is sustainable in terms of content and space and that ensures the school's efficiency, suitability for needs and future viability. In order to construct the extension in the form of a new building/several new buildings, it is planned to demolish part of the school (administration/specialist class wing and toilet building) and renovate part (class wing, so-called cobbler's building). For the redevelopment of the class wing, subsidies are to be used, so that a separation of the construction measure is to be carried out cost- and tender-technically.This compilation was determined by an analysis of demand and stock.Further part of the service is the planning, tendering and supervision of the positioning of a container facility, which is to be set up on the school grounds or directly adjacent, as an interim solution for the complete school. Usage-specific and technical requirements:- Passive house standard,- Separation of the construction measure into eligible/non-eligible building component and related elaboration of a clear interface, construction sequence and accounting,- due to the tight construction period due to the use of subsidies, system or element construction methods are preferable, preferably in wood. In addition, there will be a step-by-step call for services per service phase, subject to the decisions of the district council on the further implementation of the project.There is no legal entitlement to a total commissioning and/or individual commissioning of phases and stages.Estimated time sequence for the provision of services:- Start of planning: 1.8.2019,- Completion LPH 3 Buildings and interiors: 1.5.2020,- Submission of building application/completion LPH 4: 1.7.2020,- Completion LPH 5: 1.11.2020,- Start of construction: 1.7.2021,- Completion of refurbishment LPH 5: 1.11.2020,- Start of construction: 1.7.2021,- End of construction: 1.11.2022,- Construction of new buildings: 1.7.2023,The subject of the work is the scope of work of the technical building equipment (LPH 1-9) of groups 4, 5, 6 pursuant to § 53 et seq. of the German Building Act (Anlagengruppen 4, 5, 6). HOAI 2013 within the scope of the new construction/buildings and the building to be renovated: - lightning protection/earthing,- security power supply,- basic lighting/security lighting,- fire alarm system,- burglar alarm system,- electronic locking system,- media technology with projection/public address,- elevator systems.
