In 2002, the planning concept for the long-term accommodation of the Robert Koch Institute (RKI) in Berlin-Wedding was adopted. In two construction phases, the concept envisaged concentration on two properties, the historic site at Nordufer 20 (NU20) and the site at Seestraße 10-11 (SE10). Both properties are located in the immediate vicinity of the Virchow-Klinikum, the German Heart Center and other research institutions.After the first phase of construction was completed in recent years on the SE 10 property with the renovation of building 10, the construction of building 6 and the redesign of the outdoor facilities with a main usable area of approx. 17,000 square meters of usable space, the construction of the new laboratory building (House 7) on Seestrasse marks the beginning of the second construction phase.The new laboratory building in question here represents the framework condition for the substantive performance of the Robert Koch Institute. The building 7 is a laboratory building of the safety level S2 according to GenTSV, with mainly S1 and S2 laboratories as well as four laboratory rooms of the protection level 3** according to BioStoffVO. The building design of building class 5 emerged from an architectural competition, which was decided on June 30, 2023. The author of the design is the office SWAP Architekten ZT GmbH. The six-story compact building with a staggered floor for technology and basement (w, l, h = 38m, 38m, 24m/29.5m) with a NF of about 5,250 sqm and a GFA in the amount of about 10,500 sqm underlines the special position of the new building, which is perceived as a solitaire in urban planning terms, with its height towering above the surrounding buildings. The building is designed as a timber hybrid construction with a reinforced concrete skeleton as the primary load-bearing structure, grid 7.20m, and joist-free composite ceilings made of modular prefabricated BSH elements with ceiling-matched prestressed concrete girders. The central access and technical areas made of in-situ concrete stiffen the building. The design allows high flexibility of use. The utilization units < 400 make it possible to dispense with necessary corridors. The utilization units are connected to the stairwells. The facade consists of prefabricated wood-glass modules, a PV system is planned on the roof (green roof) and in facade areas.The new building is to be integrated into the existing property with ongoing operations and cramped space conditions, taking into account the existing technical systems and safety requirements. The requirements, in particular for sustainable building (BNB Silver for new office buildings and outdoor facilities) are to be fulfilled and the BIM method is to be applied.- Client, User: Federal Republic of Germany, represented by the Federal Office for Building and Regional Planning (BBR)/. The user is the Robert Koch Institute (RKI).- Use of the building: laboratory space/office space and meeting rooms.- Type of construction measure: new building.- GFA: 10,500 m2- Useable area (NUF) is 5,250 m2.- Project costs (net) according to DIN 276: for KG 440-450 approx. 6,400,000 € net, for KG 200-700 approx. 80,000,000 € net.- Project duration: approx. 75 months. Project duration: approx. 75 months.2. object of the order - achievement range: Specialized planning of the technical equipment in accordance with § 53 ff, appendix -Gr. 4 and 5 achievement profile: Basic achievements LPH 2 to 9 as well as further achievements. Quarter 2024 to approx. I. Quarter 2030. It is planned to award the services in stages. However, there is no legal entitlement to the transfer of all services.
