Planning services for building physics (thermal insulation, building acoustics & room acoustics) for the following building complex in Offenbach am Main:New construction of a 6-student high school incl. three-field gymnasium, size approx. 14,500 m² GFA, max. 5 floors plus possible basement
The measure comprises the new construction of the Emmy-Noether-Schule, Gymnasium of the city of Offenbach, which includes a 5 (secondary level I) or 6 (secondary level II) grammar school together with a three-field gymnasium. Services for building physics are to be provided in accordance with HOAI 2021 Annex 1 No. 1.2 Building physics to § 3 Paragraph 1 HOAI and AHO Booklet 23 (Status: 08/2022) Heat insulation and energy balancing. Furthermore, services for building acoustics (sound insulation) and room acoustics Annex 1 No. 1.2.4 and 1.2.5 to § 3 Paragraph 1 HOAI are to be provided. The basic services for building physics include thermal insulation (GEG) and energy balancing, building acoustics (sound insulation).Particular importance is attached to the greatest possible minimization of the external noise level in conjunction with low-energy building services.The building is expected to be heated by means of a district heating connection from Energieversorgung Offenbach (EVO).The client attaches great importance to close supervision and monitoring of all work, as well as coordination and information of all parties involved, including the users.The client assumes that the fee offered includes the cost of using the CAD guidelines of the City of Offenbach and the use of a digital project room.An economical, convincing overall concept is to be developed, taking into account the client's specifications, the concerns of the other specialist disciplines and adherence to the project budget. Energy consumption and CO2 emissions are to be optimized.Location of the building project:The site is located in the derelict area of the former Offenbach freight station on the eastern edge of the city center. The site intended for the building has an area of approx. 9,500 m².Construction:The 1st prize of the restricted competition provides for a maximum five-story structure with gradations to two stories. The sports hall is partially buried. Almost all roof areas are planned as playable and usable outdoor space. The school canteen will cater for around 1,600 people using the cook & hold method. Active cooling techniques for the entire building are to be dispensed with; instead, the need for alternative or regenerative cooling techniques is to be taken into account. It is to be assumed that free or mechanical ventilation systems will be required. A regulation of the air humidity in the winter months is to be provided.PV and / or solar thermal systems are to be integrated.The performance of the service must be started immediately after the order is placed.
