Description

The construction project involves the general refurbishment of the Valentin-Ickelsamer Middle School in Rothenburg ob der Tauber. The school, which currently has more than 400 students, is housed in a listed building that was originally constructed in 1975 and currently has 20 classes. The building is divided into three floors, the division being in the form of staggered floors with a partial basement. A maximum length of approx. 80 m and a maximum width of approx. 72 m can be assumed. Considering the demographic change and changing pedagogical school concepts, a holistically functioning school building is to be created, which fulfills the requirements of safety, environment, accessibility, low follow-up costs, pedagogy and economic efficiency in the long term and sustainably. The school building will be completely renovated in accordance with contemporary energy, functional, fire and noise protection requirements. Accessibility concerns will be taken into account. The refurbishment also includes a reorganization of fire protection, among other things by adapting the escape routes and additional external staircases. Directly adjacent to the Valentin-Ickelsamer Middle School to the east and north are the buildings of the Reichsstadtgymnasium. To the northwest, west and southwest are the school sports facilities and gymnasium. Further to the north, above an abandoned railroad line, agricultural land borders the area. Below Dinkelsbühler Straße, a general residential area is located in the south. So that the renovation does not have to take place during ongoing operations, school operations will be relocated during the construction period to a container facility on the sports facilities within the school grounds that are in need of renovation. This area will be prepared with its own construction road and infrastructure (supply and disposal) so that the container facility can be operated independently of all other construction measures. Pupils will be transported by bus via a dedicated bus stop directly on Dinkelsbühler Straße. The site rises sharply from the south, starting from Dinkelsbühler Straße, to the north. This results in the split-level arrangement in the existing building. The school building is of mixed construction. The supporting structure consists of a reinforced concrete skeleton construction with columns in a grid of 8.40/8.40 m, column cross-sections D = 40 cm, reinforced concrete precast beams, reinforced concrete semi-precast slabs, d = 30 cm and bracing reinforced concrete or exposed masonry walls. The existing foundation of the structure consists of single and strip footings with non-load-bearing reinforced concrete floor slabs. The floor slabs project toward the exterior. The existing interior walls are constructed as system partition walls,drywall or clinker masonry. The load-bearing concept of the existing building is largely unchanged. Locally, remodeling or new construction measures will be carried out, such as the creation of new wall openings or the installation of the central elevator to create accessibility across all floors, including ramp systems. The existing glass roof over the assembly hall has to be dismantled and replaced due to numerous water ingresses in the past. The new glass roof will have a polycarbonate covering and external sun protection. All existing flat roofs will also be removed. Here, insulation layers with bitumen sealing without gravel cover will be installed on the STB ceilings, which will be secured against lifting by means of bonding. The ventilation units will be installed on the uppermost flat roof, which, due to the load transfer, will be based on steel construction grids made for this purpose. The facade will be extensively renewed due to numerous defects. The building envelope consists of a mullion and transom façade that is protected as a historic monument. This is to be replaced and repaired in parts of the ground floor and the entire 1st/2nd upper floors in the course of the renovation measures, and an area on the ground floor is to be renovated in accordance with the preservation order. In the case of the listed sun protection systems, the hangings will be replaced in an equivalent manner. The general refurbishment also includes:1. the reorganization of the entire floor plans according to the changed room program through the creation of system walls and dry walls2. The replacement of the entire HLS - E installation and technical equipment3. Renovation measures in the area of outdoor facilitiesThe renovation of the building takes place in an unused condition, the execution is carried out in one go. During the construction phase, the school is housed in a container building northwest of the construction site (on the grounds of the sports field).
