Description
Execution of roof waterproofing work in a new two-storey building to be constructed without basement with a total gross floor area of approx. 4 500 m2. The roof surfaces consist largely of reinforced concrete roofs and, in addition, trapezoidal sheet metal roof surfaces.
1.1 Location of the construction site / On the premises of the Kreishandwerkerschaft Steinfurt-Warendorf Beckum office at Schlenkhoffs Weg 57, new training workshops for the trades carpenter, car/painter, electrician, welding as well as a canteen are being built on the existing site within the framework of a modernisation concept. After complete and partial demolition of existing buildings, the new building will be formed by 4 structures The construction site in the area of the planned construction areas is inclined; it rises from southwest to the northern corner of the property by approx. 2.00 m to approx. 111.60 m above sea level.1.2. Car traffic / The entrance and exit is from southeast direction via Schlenkhoffs Weg. The connection to the superordinate road network is via the A2 as well as via the federal roads B58 and B475. Only a limited number of parking spaces are available on the premises of the Kreishandwerkerschaft. Further public parking spaces are available at the Vorhelmer Straße and at the Römerkampfbahn.1.3. truck traffic / The access for trucks (supply and disposal as well as the possibility of delivery or transport of machine elements or similar) to the building is analogous to the car traffic. Due to the limited parking space, only one delivery and no parking of the trucks is possible.1.4. type and location of the structural facilities / The 4 buildings are planned as single-storey structures By means of a connecting structure, building component B connects to the existing building C (construction hall). In component D the area of car painters and electricians is realised. The welding trade is shown in component E. Component G (canteen) is based on the existing retaining wall of the plateau and faces the green area. The canteen is based on the height of the existing plateau, which gives an overall impression of the new ensemble. Adjacent to component B, the material store for the construction area with supply and disposal yard is being built.1.5. Conditions on the construction site / On the site, the operation of the district craftsmen's association is maintained, the space available is therefore limited. In the area of the respective building structures, construction site facilities will be provided, but there will not be a continuous area for materials, construction containers, etc. The public roads and the road in the inner courtyard of the Kreishandwerkerschaft are to be kept free at all times for traffic, people and rescue vehicles. It is to be ruled out that waiting delivery vehicles in front of the construction site area may cause obstructions. The fire brigade areas marked in the construction site equipment plan are to be kept free at all times. Contamination of the roads and damage to the traffic and open spaces caused by construction vehicles are to be avoided at all times. Damage caused is to be borne by the contractor (AN). If the roads are soiled through the contractor's own fault, they are to be cleaned immediately at his own expense.1.6 Connections for water, energy and waste water / construction power will be provided from the building to the district craftsmen's association. 1 construction site power sub-distributor will be set up per component with 16 and 32 ampere sockets. Construction water will also be provided by the AG. The taps are located at various points on the construction site. After completion of the demolition work, the Contractor shall lay the pipes.1.7 Storage and working rooms / storage areas on the construction site can only be provided to a limited extent (see construction site equipment). Daytime accommodation will be made available to the Contractor; locked storage rooms and offices cannot be made available and must be erected by the Contractor himself. The location and extent of the storage rooms and office containers must be agreed with the local site management or with the safety coordinator.1.8 Special requirements for disposal / Unless otherwise provided, waste must generally be collected in containers that each trade provides for its own waste on its own responsibility and at its own expense and must be disposed of professionally on a regular basis. Costs for the containers and disposal are to be included in the individual prices. The relevant certificates and proof of disposal must be submitted to the site management by the Contractor. If the Contractor does not comply with this obligation, the waste can be disposed of by another company at his expense. A cover or a closed design must be provided for the rubble containers in order to reduce the dust development during filling as much as possible. The costs for rubble containers are to be included in the unit prices. Incineration of waste is prohibited.1.9. Protected areas or protection periods in the area of the construction site / noisy work is to be carried out in compliance with the legal regulations and, if applicable, the requirements of the city of Beckum in this area.1.10. Protection of trees, plant stands, vegetation and traffic areas / details on the protection of trees etc. can be found in the construction site equipment plan.1.11. Existing waste water and supply lines / Information on existing lines is available from the building owner; this information can be viewed or requested depending on the work of his own trade.1.12. Construction cleaning / Construction cleaning is an ancillary service and is not remunerated separately.1.13. Construction meetings / After the order has been placed - in any case before the work begins - the contractor must inform the construction management in writing of the designated site manager (foreman). This foreman must have the necessary training and qualifications for the work to be carried out and must be able to speak, read and write fluently in German. This specialist site manager must be authorised to accept instructions from the site management and to act on behalf of the contractor. The contractor must send the specialist site manager or an authorised, expert representative to the weekly meetings. Exemptions from this obligation can only be granted by the construction management in individual cases.1.14. Construction diaries of the contractor / The contractor's construction manager must prepare a daily construction report containing all information that may be of significance for the execution or settlement of the contract. This includes, among other things:- information on the weather and temperatures (insofar as relevant for the trade);- the start and respective status of the work;- the number and qualifications of the employees deployed;- information on subcontractors deployed, including the number of employees and their qualifications;- information on material tests;- information on interruptions and delays in the work;- information on acceptances from authorities, performance tests and other special incidents. The daily construction reports are to be submitted to the AG site manager once a week with a copy. (copy 1 = client, copy 2 = site management) 1.15 Contractor's site equipment / The Contractor must submit a complete site equipment plan for the work of his own trade on the basis of the BE plan of the overall measure for approval within 2 weeks of the order being placed. The Contractor shall include the costs in the unit prices. The provision of lockable rooms is not a service provided by the customer.1.16. Dates / The contract dates are set out in the contract documents. A detailed time schedule (division into construction phases with presentation of the start, intermediate and overall completion dates, measures regarding site equipment, etc.) shall be submitted to the OP's site management no later than 3 weeks after the contract is awarded. The Contractor shall adjust the schedule regularly - at least every 4 weeks or upon request by the construction management of CL.1.17. Construction sign and advertising material / The CL shall erect a construction sign, and the Contractor may purchase areas on the construction sign for a flat rate of 250 EUR. It is not permitted to attach company signs or the like to the site fence / container / scaffolding.1.18. Inventory documents / The Contractor shall prepare construction documentation in triplicate and in digital form. 1.19. Measuring / The Contractor of Gewerkschaft Rohbau will measure the height marks and meter cracks inside and outside the buildings.
