Description
1 The subject of this proceeding is the Performance of appraisal reports determining the value of real estate in 2024 - 2025.2 The contract is divided into 3 parts. The contracting authority allows the possibility of submitting partial bids. The Contractor may submit a bid for one or a maximum of 2 parts of the contract.3. A detailed description of the subject matter of the contract is contained in Appendix 1 to the SWZ.
The subject matter of the contract is the performance of appraisals determining the market value of real estate (part of the real estate or share in the real estate) developed with multi-family building/buildings and other development, such as business, industrial, marketplaces.-. The projected number of appraisals to be performed - 80.- The minimum number of appraisals to be performed - 401. Estimation of the value of the property will be performed in order to:- determine the basis for determining the asking price at the sale of real estate or a share in real estate in a tender or- determine the price at the sale of real estate or a share in real estate in a non-tender procedure (including for the benefit of a perpetual usufructuary) or- determine the value of an inheritance acquired by the Municipality of Lodz or- settle outlays or - make a sale or acquisition of real estate or a share in real estate (the survey may be made for several purposes) or- sale of real estate in a tender or non-tender procedure or- establishment of a limited right in rem or- for registration purposesThe real estate to be valued is owned (or co-owned) by the City of Lodz or the City of Lodz is its perpetual usufructuary (or co-user) or other natural persons, or legal entities.The properties are located in the City of Lodz, or in individual cases in the Lodz province (up to a maximum of 5 units).2.The Purchaser reserves the possibility of:- require the value of the real estate to be specified in the appraisal split into the value of the land and the value of the improvements (the Contractor's remuneration shall be the unit price for making one appraisal report);- requesting valuation of several real properties governed by separate land and mortgage registers, which will constitute a functional and economic whole, indicated by the Purchaser in a single appraisal report, with the inclusion by the appraiser of the total value of the land so indicated, and settlement of the value of each property in the land and mortgage register separately or/and settlement of the value of each plot of land separately, if the property consists of several plots of land (remuneration of the Contractor shall constitute a unit price for making a single appraisal report);- commissioning a real estate appraisal for more than one purpose in a single appraisal report;- commissioning an opinion on the value of the property taking into account a different state or purpose of the property as indicated by the Purchaser (e.g. taking into account the function according to the draft of the local zoning plan), in case the Contractor has previously prepared an appraisal report for the property subject to the opinion. The subject matter of the contract is the preparation of appraisal reports estimating the market value of ownership rights to independent residential premises located in Łódź, which after separation will constitute separate real estates, for the purpose of ongoing cases of sale of premises to existing tenants at the Department of Disposal and Acquisition of Real Estate in the Asset Management Department of the City of Łódź.-. Forecast number of appraisal reports to be made - 800.- Minimum number of reports to be made - 400 The subject matter of the order is the performance of appraisal reports, in which the remuneration for the establishment of a limited right in rem, taking into account elements resulting from the standard, or the value of a limited right in rem, on developed and undeveloped real estate, in the form of:a) transmission easement, b) land easement,c) land easement with the content corresponding to the transmission easement; d) other limited rights in rem, such as.The projected number of appraisal reports to be performed - 400- Minimum number of reports to be performed - 200It is expected that approx. It is expected that approximately 90% of the order will be transmission easements and easements with the content corresponding to the transmission easement.It is allowed to order in one report a total of easements described in points from a) to c), but such report will include one real estate.The projected number of appraisal reports to be performed - 400, including:- 320 pieces of reports covering 1 perpetual-estate property;- 40 pieces of reports covering 2 perpetual-estate properties;- 20 pieces of reports covering 3 perpetual-estate properties;- 18 pieces of reports covering 4 to 8 perpetual-estate properties;- 2 pieces of reports covering 9 and more perpetual-estate properties (an average of 12 perpetual-estate properties in a report).The properties are located in the city of Lodz, or in individual cases in the Lodz province (up to a maximum of 10 real estate appraisals). The Ordering Party anticipates commissioning appraisals of easements described in items a) through c) running through more than one real estate in the perpetual registry (approx. 20% of all appraisal reports). In such a case, the Contractor should submit one appraisal report covering the valuation of the entire easement and broken down into individual land registers. The Contractor's remuneration will be the unit price for the execution of the appraisal for one perpetual estate and 25% of the unit price added for each subsequent perpetual estate
