Description
Construction of approx. 1 900 m2 of metal facades made of sandwich panels and approx. 600 m2 of aluminium windows and facades in a new two-storey building to be constructed without basement, with a total gross floor area of approx. 4 500 m2. The room layout consists mainly of the training workshops for welding, electrical engineering, carpentry and motor vehicles. In addition, there are classrooms, administration and ancillary rooms as well as traffic areas.
1.1 Location of the construction site/The Steinfurt-Warendorf District Craftsmen's Association of Steinfurt-Warendorf Rheine Office is building a new building on a plot of land in a new urban development area of the town of Rheine. In this new building, rooms for the trades metal, welding, automotive, electrical and sanitary engineering will be realized according to the ideal space program of the HPI. There is currently no building on the site. The city of Rheine has already removed previous buildings and prepared the site, and the Hamm-Emden railway line runs in the immediate vicinity to the west of the construction site. Any restrictions resulting from this, such as the slewing range of the construction crane, etc., must be taken into account by the companies involved in setting up and carrying out the construction work.1.2 Car traffic/entrance and exit is from the north via Albert-Einstein-Strasse and from the south via Laugestrasse. Access to the higher-level road network is via the A 30 motorway and the federal roads B 70 and B 481. There are only a limited number of parking spaces available on the site. Further public parking spaces are available at Laugestraße and at the former location of the Kreishandwerkerschaft at Laugestraße No. 51.1.3. truck traffic/truck access (supply and disposal as well as the possibility of delivery or transport of machine elements or similar) to the building is analogous to car traffic. Due to the limited parking space, only delivery and no parking of trucks is possible.1.4. type and location of the structural equipment/The new building will be constructed with one to two floors. The building is oriented from north-east to south-west, flanking the railway line. The building is structured by two elongated workshop hall ships connected by a central access and supply axis.1.5 There are no other buildings on the construction site/on the site, the use of the area is largely unrestricted within the framework of the BE plan. The fire brigade areas marked in the site equipment plan must be kept clear at all times, and the public roads must be kept clear at all times for traffic, people and rescue vehicles. The possibility of obstruction by waiting delivery vehicles in front of the construction site area is to be ruled out, as is the possibility of soiling of the roads and damage to the traffic and open spaces by construction vehicles. Damage caused is to be borne by the contractor (AN). If the roads are soiled through the contractor's own fault, they are to be cleaned immediately at his own expense.1.6 Connections for water, energy and waste water/through the shell construction trade, 1 site power sub-distributor with 16 and 32 ampere sockets are to be installed. Construction water shall also be provided by the Principal, the laying of pipes and the installation of the respective tapping points on the components shall be carried out by the Contractor Shell Construction.1.7 Storage and working rooms/storage areas on the construction site can only be provided to a limited extent (see construction site facilities). Daytime accommodation will be made available to the Contractor; locked storage rooms and offices cannot be made available and must be set up by the Contractor himself. The location and the extent of the storage rooms and office containers shall be agreed with the local site management or with the safety coordinator.1.8 Special requirements for disposal/unless otherwise provided for, waste shall generally be collected in containers which each trade provides for its own waste on its own responsibility and at its own expense and shall be disposed of professionally on a regular basis. Costs for the containers and disposal are to be included in the individual prices. The relevant certificates and proof of disposal must be submitted to the site management by the Contractor. If the Contractor does not comply with this obligation, the waste can be disposed of by another company at his expense. A cover or a closed design must be provided for the rubble containers in order to reduce the dust development during filling as much as possible. The costs for rubble containers are to be included in the unit prices. Incineration of waste is prohibited.1.9. Protected areas or protection periods in the area of the construction site/noise-intensive work must be carried out in compliance with the statutory provisions and, where applicable, the requirements of the City of Rheine in this area.1.10. Protection of trees, plant stands, vegetation and traffic areas/information on the protection of trees etc. can be found in the site equipment plan.1.11. Existing waste water and supply lines/information on existing lines is available from the building owner, these can be inspected or requested depending on the work carried out by his own trade.1.12. Construction cleaning/construction cleaning is an ancillary service and will not be remunerated separately.1.13. Construction meetings/after placing the order - in any case before the start of the work - the Contractor must name the designated site manager (foreman) to the construction management in writing. This foreman must have the necessary training and qualifications for the work to be carried out and must be able to speak, read and write fluently in German. This specialist site manager must be authorised to accept instructions from the site management and to act on behalf of the contractor. The contractor must send the specialist site manager or an authorised, expert representative to the weekly meetings. Exemptions from this obligation can only be granted by the construction management in individual cases.1.14. Construction diaries of the contractor/the contractor's construction manager must prepare a daily construction report containing all information that may be of significance for the execution or settlement of the contract. This includes, among other things:- information on the weather and temperatures (insofar as relevant for the trade), - the start and current status of the work, - the number and qualifications of the employees deployed, - information on subcontractors deployed, including the number of employees and their qualifications, - information on material tests, - information on interruptions and delays in the work, - information on acceptances from authorities, performance tests and other special incidents. The daily construction reports are to be submitted to the AG site manager once a week with copies. (copy 1 = client, copy 2 = construction management) 1.15 Construction site equipment of the contractor/the contractor must submit a complete construction site equipment plan for the work of his own trade on the basis of the BE plan of the overall measure for approval within 2 weeks of the order being placed. The Contractor shall include the costs in the unit prices. The provision of lockable rooms is not a service provided by the customer.1.16. Dates/deadlines are set out in the contract documents. A detailed time schedule (division into construction phases with presentation of the start, intermediate and overall completion dates, measures regarding site equipment, etc.) shall be submitted to the OP's site management no later than 3 weeks after the contract is awarded. The Contractor shall adjust the schedule regularly - at least every 4 weeks or upon request by the construction management of the CL.1.17. Construction sign and advertising materials/Client shall erect a construction sign, the Contractor may purchase areas on the construction sign for a flat rate of 250 €. It is not permitted to attach company signs or the like to the site fence/container/scaffolding.1.18. As-built documentation/The CP shall prepare construction documentation in triplicate and in digital form. 1.19. Measurement/The Contractor of Gewerkschaft Rohbau will measure the height marks and meter cracks inside and outside the buildings.
