Lot 1: Technical building managementIn Lot 1 "Technical building management", services for operational management and maintenance in accordance with DIN 31051 as well as inspections of structural and technical facilities are put out to tender. Specifically, the client requires services in general operations management, technical operations management, emergency call / fault service, claim management and energy management. 2,000 structural and technical systems and system components of all building services trades indoors and outdoors in accordance with DIN 276 cost groups 300, 400 and 540. Specifically, it is:-- Windows, door / gate and barrier systems,-- Separation systems, water treatment systems, wastewater lifting systems,-- Central and decentralized water heating systems,-- Drinking water network,-- Heat generation systems and heating circuits,-- Decentralized and centralized water heating systems,-- HVAC and refrigeration systems,-- Fire dampers,-- Smoke and heat exhaust systems,-- High- and medium-voltage systems,-- Charging stations,-- Emergency power supply systems and UPS systems,-- Low-voltage main and sub-distributions,-- Lighting, safety lighting,-- Media meters,-- Lightning protection systems,-- Hazard alarm systems,-- Cameras, radio technology and TV systems,-- Cranes, escalators and transport systems,-- Cranes,-- Compressed air generation and containers,-- Fire extinguishing systems and components,-- Hand fire extinguishers,-- Rope safety systems and fixed ladders,-- Automatic pay stations (parking lots).Even though extensive renovations and modernizations have been carried out again and again over the decades, a not inconsiderable part of the airport and its facilities are in their original condition. It should also be noted that the entire property is listed as a historical monument. The buildings of Berlin-Tempelhof Airport are listed. This results in the need for special sensitivity with regard to the use of cleaning and care products, especially for floor coverings.The following cleaning areas with different floor covering types and cleaning cycles are involved:-- Kitchen areas: 1 372.11 sqm,-- Archives, storage, technology: 125 942.85 sqm,-- Lifts (passenger and freight elevators): 1 127.87 sqm,-- Office and conference rooms, kitchenettes: 52 398,61 qm,-- Corridors, sluices, elevator anterooms: 36 851,65 qm,-- Medically used rooms: 75,63 qm,-- Sanitary areas, changing rooms, WCs: 8 746,88 qm,-- Dining rooms: 2 364,37 qm,-- Staircases: 18 971,13 qm,-- Event area: 16 120,92 qm,-- Total area: 263 972,02 qm.The range of services also includes preventive pest control and pest control in the event of infestation in the buildings of the Tempelhof Airport property. Execution of cleaning services of exterior and interior glass surfaces in the scope of approx. 43 000 m2 window area. Cleaning services for the entire outdoor area of Tempelhof Airport as well as gardening maintenance work will be put out to tender. This includes:- Green areas: approx. 47 200 m2, consisting of:- Lawn areas (utility lawn): approx. 44 000 m2,- Planting and hedge areas: approx. 3 200 m2,- Large trees: 263 pcs.- Traffic areas, consisting of:- Paved sidewalk, driving and parking areas: approx. 370,000 m2 and-- further outdoor objects The range of services also includes preventive pest control and pest control in the event of infestation outside the buildings at Tempelhof Airport, winter services such as snow removal and spreading services on the traffic areas and the removal of approx. 51,000 m2 of hangar roofs. These include porter and reception services, some of which are staffed 24/7, 365 days a year, the receipt of mail and consignments of goods, property patrols also by car, lock checks in the property, key and operating pass administration and parking management on the entire site. Support services in insurance matters and in the settlement of operating costs with tenants are commissioned, and services are required in the area of lease management (tenant support, logging of space transfers and takeovers).
