Description

HafenCity Hamburg GmbH is planning to construct a zero-emissions office building in timber frame construction at the "Am Dalmannkai 1" site, centrally located in HafenCity, with a total gross floor area of approx. 8,600 m². The building is free-standing on 3 sides and adjoins the administration and workshop building of a heating plant in the middle to the south.
The zero-emission office building is designed to be CO2-neutral in terms of its overall eco-balance with regard to construction, operation and dismantling.
Green façades and roofs as well as a photovoltaic system on the roof and façade complete the zero-emissions concept.
Wood is used as a building material both in terms of construction and design. The tendered services include carpentry, timber construction, façade, window and roof sealing work for the zero-emission office building in HafenCity. The proportionate area of these services relates to a gross floor area of 7,811.30 m2.
The construction project has already begun. The basement was realized as a white tank. At the ceiling level above the first floor, a reinforced concrete girder grid is being constructed as a transfer level on which the timber construction is to be placed. The access cores with staircase, elevator and main shafts are also made of reinforced concrete.
The contractor will provide the entire load-bearing structure of the timber frame construction above the first floor ceiling as well as the tight building envelope for the façade (first floor to top floor) in timber frame construction, the roof construction, the curtain wall scaffolding, the windows as a mullion-transom construction and the substructure for the cantilevered PV modules integrated into the façade.
The entire interior fit-out and the technical supply are awarded separately and are not part of this specification. The greening above the sealing level of the planned warm roof is also tendered separately and is not to be provided by the contractor.
The innovative overall concept serves as a supra-regional flagship project that demonstrates the feasibility of a climate-neutral office building with contemporary comfort and flexibility.
In order to achieve CO2 neutrality, IFB funding for timber construction and the HafenCity Platinum Plus eco-label certification, proof must be provided that the products are free of pollutants, made from sustainably managed timber, recyclable and produce no CO2 emissions. The award procedure involves the construction services timber construction (load-bearing timber frame construction), roof (insulation, waterproofing and roof greening \/ roof coverings) and façade (timber panel elements and timber façade incl. windows).
The tendered services are the load-bearing timber construction, windows, façade and roof for the zero-emission office building in HafenCity.

Secondary tenders are permitted in conjunction with the main tender.
The bidder has the option of submitting a secondary bid as an alternative to item 02.200 of the specifications to produce the shear connection beams\/ceilings. The structural equivalence of the alternative offer to replace the screw press connection from the main offer must be demonstrated. In addition, the advantages and technical feasibility of the secondary offer must be demonstrated.
