PUBLIC NOTICE - CALL FOR TENDERS
DEV-CP18-073 / LOT 10.1
The purpose of the Société d'habitation et de développement de Montréal (the Société) is to contribute to the economic and social development of Ville de Montréal by developing residential, institutional, industrial, commercial and cultural real estate assets on its territory. The Company is an agent of Ville de Montréal.
The Corporation requests bids which must be received no later than 2:00 p.m. on the date indicated below at the Corporation's office located at 800 De Maisonneuve Boulevard East, Suite 2200, Montréal, Québec, H2L 4L8.
Project Presentation: Accelerated construction project for basic work and leasehold improvements on a prestigious commercial rental building located in the Quartier des spectacles at the corner of Balmoral Street and De Maisonneuve Boulevard. The building, with a gross built area of 340,570 square feet, five basement levels and 200 parking spaces, will include a ground floor, a mezzanine level and eleven levels for institutional, cultural and commercial occupants. The first six levels are reserved for the future offices of the National Film Board of Canada (NFB), with the exception of certain commercial premises on the ground floor, levels 5, 6 and 7 will be developed for the NAD - UQAC School, as well as the external facilities around the building that are the subject of this call for tenders. A LEED NC 2009 Gold level certification is targeted.

WARRANTY DEPOSIT AND INSURANCE: The bid must be accompanied by a bid security of 10% of the bid, valid for 90 days. A performance bond and a bond for pledges, materials and services, each valued at 50% of the contract value, as well as general liability insurance in the minimum amount of $2,000,000, will be required upon signing the contract.

SITE VISIT: In accordance with the Company's contract management policy, no guided site visits with all consolidated bidders are planned.
To be validly received, the bid documents must be placed in a clearly identified envelope bearing the project description and bid number, which must be sealed in accordance with the instructions in the bid documents.
Bids received will be opened publicly, in the Boardroom at the Company's office, immediately after the expiry of the deadline for their receipt.
The tender documents will be available in French only. Bidders must, at the time of filing the bid, have a business establishment in Québec or in a territory covered by an intergovernmental market liberalization agreement applicable to this call for tenders and hold the appropriate licences issued by the Régie du bâtiment du Québec and a certificate issued by Revenu Québec.
The Company does not undertake to accept the lowest or any of the bids received and does not assume any obligation of any kind whatsoever towards the bidder or bidders.
