Planning services for the execution of modernization and repair works of the buildings in 10551 Berlin, Putlitzstr. 13:- the implementation of the measure will take place in an uninhabited condition,- the planning services comprise the object planning (HOAI performance phases 1-9), the technical equipment (HOAI performance phases 1-9), the structural design, and planning of the outdoor facilities according to HOAI,- the attic extension of the VH/RSF is to be brought to a decision (variant investigation),- Coordination of the technical parties involved in the planning, - schedule and cost controlling with reporting in accordance with the client's specifications, - control of compliance with and updating of the defined cost framework in accordance with the cost tracking plan with reporting in accordance with the client's specifications, - audit of the construction companies' accounts, - final accounting of the technical construction costs.Special services:- DG extension - Investigation of variants incl. static pre-estimation, coordination with offices, neighbours and cost estimation on the basis of the existing feasibility study on the DG extension of the front building and right side wing for the final decision on this extension, without elevator extension, - Structural and utilisation concept for the preservation of the theatre hall on the ground floor of the QG under evaluation of the structural, fire protection conditions and depending on the residential use of the remaining building complex, - Conversion of the "Pension" trade in the QG, 2nd floor of the QG, 2nd floor of the QG, with a view to the construction of the new building, the construction of the new building and the use of the new building.OG to flats,- depending on the actual free train/with consideration of retreat tenants:-- Preparation of the Mod.Announcement according to the legal regulations including mod. cost calculation according to specifications GewobagWB,
-- Execution/participation in the tenant discussions for the mod. agreement incl. protocol and preparation of a coordinated floor plan for the mod. agreement. Participation of the tenants (according to LP3) before the mod. announcement,
-- Participation in a tenant information event on the redevelopment measures, including the preparation of a presentation application (participation), handling and settlement of subsidies. Knowledge of the individual subsidy programmes is required and is presupposed,- preparation, monitoring and updating of a cash flow plan according to the specifications of the client,- determination of the modernisation costs after completion of the construction measures according to the specifications of the GewobagWB for the construction project,- activity as the responsible site manager.Additional services:- A fire protection expert must be commissioned and coordinated with the preparation of fire protection technical certificates (commitment of an external office); Fire protection plans must be drawn up,- a structural engineer must be commissioned and coordinated with the preparation of structural analyses (commitment of an external office),- an EnEV expert must be commissioned and coordinated with the preparation of the energy efficiency report (commitment of an external office),- current energy performance certificates are to be provided after the modernization, - production current measurement after reorganization with indication of the renting surfaces including list for the letting (after DIN 277), - co-operation with the support and consultation of the tenants before and during the building procedure, - preparation of use references for the tenants in written form.The planning services extend to 26 existing apartments with a total living space of approx. 1 743 m2 and 2 commercial units with approx. 564 m2. Total net construction costs are currently estimated at EUR 3 045 000.
